How to calculate your lead leak number in about ten minutes

Nobody tracks the leads nobody asked

Every CRM in real estate is built to record outcomes. A lead said no, a lead went with a realtor, a lead sold to a neighbor. Every one of those gets a reason code. The leads that were never worked at all get nothing, because there is no outcome to record. They sit in the system looking identical to the ones you're still working, and they never appear in a report.

The math, in three numbers

Take the average gross profit on one closed deal. Take the number of leads from last month that never got a real two-way conversation, not the ones who said no, the ones nobody ever reached. Multiply those two by your close rate on conversations. That number is your monthly lead leak.

Why it's always bigger than the guess

Because the leads that go unanswered are not random. They cluster at nights, weekends and the hours you're on an appointment, which are exactly the hours a motivated seller has time to make calls. Your worst coverage overlaps your best intent.
